Top floor, ocean facing, fully furnished, on a beachfront resort, at a price that still starts with a four.
Third floor penthouses on the ocean side of Northwest Point Resort do not come to market often. B2-309 is one bedroom, one bathroom and 778 sq ft, sold turnkey and fully furnished, with open views across the dunes to the water from its own balcony.
It sits in a quiet corner of the resort, deliberately so, which makes it as comfortable as a full time home as it is a rental. Everything is already in place. The furniture, the fittings and the resort around it are all ready to use from the day you take the keys.
Top floor, facing the water
The balcony is the reason to buy this unit. From the third floor the view runs out over the low dunes and sea grape to open water, with the resort's grounds and pool below and nothing built in front of you.
It is a west facing shoreline, so the light at the end of the day lands squarely on the balcony. The dining table outside sees more use than the one inside.

Furnished, finished, nothing to do
The condo sells turnkey. Living and dining open straight onto the balcony, the kitchen is full size with proper appliances, and the bedroom and bathroom are both finished and furnished.
At 778 sq ft it is laid out to feel bigger than the number suggests, because the living space and the balcony work as one. There is no renovation budget to find and no furniture to ship.

A pool, a deck, and a bar by the water
Northwest Point Resort runs a large, newly refurbished decorative pool with a hot tub alongside it, a sun deck, and a communal BBQ station. There is a seasonal onsite restaurant, recently opened, for dining in or a drink by the pool and bar.
WiFi covers the resort, and watersport equipment is available to use at no extra cost. Since 2015 the resort has picked up vacation rental accolades, including recognition from Trip Advisor.

One of Provo's top beaches, and a kitesurfer's one
The resort sits on an expansive, well maintained beach, with boardwalks running down through the dunes to the sand. It is wide, quiet and almost always empty by the standards of the island's busier stretches.
Kitesurfers should look twice at this one. The conditions right off the beach here are fantastic, which is not something every beachfront condo on Provo can claim.

Live in it, or let it work
The unit is set up to work either way. As a full time residence it needs nothing. As a vacation rental it is ready to take bookings, and you choose how.
You can market it yourself through your own online platforms and keep the margin, or hand bookings, guests and housekeeping to one of the island's property management companies. I can introduce you to managers already active at the resort so you can compare terms directly rather than take anyone's word for it.

The numbers
Calculated from the asking price and the 778 sq ft stated on the MLS, with the Government duty band that applies to a purchase at this level on Providenciales.
Worth raising with your attorney early: stamp duty is charged on the land and building, not on chattels such as furniture and appliances. Because this unit sells fully furnished, a properly evidenced apportionment for the furniture reduces the figure duty is calculated on.
Estimate your closing costsOwning in the Turks and Caicos
No annual property tax
The Turks and Caicos has no income tax, no capital gains tax and no annual property tax. Stamp duty is paid once, on purchase.
Freehold, registered title
Overseas buyers own outright, with no restriction on foreign ownership. Title is held on the government land registry.
US dollar economy
The currency is the US dollar and the islands are a British Overseas Territory, with English common law and a well established property market.
Close to home
Providenciales is under two hours from Miami and under four from New York by direct flight. Every scheduled route is mapped in the Air Access Atlas.
What buyers ask
Is the furniture included?
Yes. The unit is sold turnkey and fully furnished, so it is ready to occupy or to take bookings from day one. Ask me for the inclusions list.
Can a foreign buyer own this outright?
Yes. There are generally no restrictions on foreign ownership in the Turks and Caicos. Title is held either by an individual or by a Turks and Caicos limited liability company, and plenty of overseas buyers use the company route for administrative convenience. Your attorney will advise which suits you.
Can I rent it out when I am not using it?
Yes, and the unit is set up for it. Market it yourself through your own online platforms, or appoint one of the island's property management companies and booking agents to handle bookings, guests and housekeeping. I can introduce you to managers active at the resort so you can compare terms directly.
What will it cost to buy, beyond the price?
Buyers pay stamp duty plus legal and registration costs, and lender charges if you are financing. At this price point on Providenciales the stamp duty rate is 8%, payable within 30 days of the transfer being executed. The closing cost calculator gives you the full figure before you make an offer.
Do I need to be on island to buy?
No. Purchases are routinely completed remotely, with documents executed abroad and witnessed appropriately. Most buyers still want to see the unit first, so I can arrange a viewing in person or walk you through it on video.
What happens after an offer is accepted?
You instruct an attorney, a deposit goes into escrow, and your attorney carries out title and searches at the Land Registry before the transfer is prepared, executed, stamped and registered. I keep every party moving and keep you updated at each stage.
How do I arrange a viewing?
Call or WhatsApp me on +1 649 333 3332, or email drew@tcibrokers.com. Private viewings can be arranged at short notice for buyers on island, and video walkthroughs for buyers overseas.
